• Guests are responsible for bringing their own towels and washcloths, they are NOT provided.
• Charcoal is NOT provided for the grill.
• All trash must be bagged including the outside trashcan. The local trash service only removes bags, they will not remove any loose trash.
• When you look at the property on google maps or use a GPS to get there, it will direct you to enter Duck Pond Road from US52. Duck Pond Road loops from US52 to Lorton Lick Road. Renters should use the entrance that best suits their trailers. Renters with gooseneck trailers or trailers over 30 feet should call before booking.

Cancellations:

• Reservations cancelled up to 31 days prior to check-in date will receive a refund of their original deposit of ($200) minus a $30 processing fee.
• Cancellations between 11 days and 30 days prior to check-in date will be refunded 50% of their deposit.
• Cancellations 10 days or less before scheduled check-in date will forfeit the entire deposit.

Refunds:

• Refunds or credits are not issued for no-shows or early departures.
• We do not issue weather related refunds. Riding continues year around and rain/snow can enhance the riding experience.

1. Our cabin is a family-oriented home away from home. All registered guests will be responsible for all members of their party. Must be 21 years of age to book.
2. Check-in time is 3pm. Balance must be paid in full 30 days prior to check-in. Check-out time is at 11am.
3. Parking is allowed in gravel areas only.
4. Quiet hours are from 11pm to 7am. Please respect the neighbors.
5. Visitors are not permitted on the property after 11pm. Only registered guests should be staying at the property after 11pm.
6. Guests must be 21 years or older to consume alcohol. Please drink responsibly. Illegal drug use will NOT be tolerated.
7. Fires should be contained to the fire pit in the back yard. WV has a burn ban between March 1st through May 31st as well as, October 1st through December 31st during the hours of 7am to 5pm. While in use, the fire must be monitored. There is a water hose on the parking lot side of the house, if the fire has to be extinguished. A fire extinguisher is located in the laundry room for emergencies.
8. All children are to be supervised by an adult at all times.
9. Washing of machines is strictly prohibited on-site. There is a self-wash station on HWY 52 between Lynns Drive Inn and Millers Garage 1.2 miles south from the cabin.
10. Smoking is prohibited inside the cabin. Smoking in the cabin will result in a $200 non-refundable charge.
11. Fireworks are not allowed on the property.
12. Dogs must be approved prior to rental. There is a non-refundable $50 dog cleaning fee. Dogs must have all vaccinations up to date and must be kept on a leash at all times. All pet waste must be picked up and disposed of properly. Additional fees will be applied if damages are found in or on the property.
13. ATV leisure rides are not permitted. Speeding, racing, revving of motors, doing donuts, driving recklessly, or while intoxicated is strictly prohibited.
14. All property must be left the way it was upon arrival. Any damages to the property will result in charges.
